Why TPO, why now
TPO (thermoplastic polyolefin) single-ply membrane has been the fastest-growing commercial flat-roof product in California for a decade. It reflects a high share of solar radiation, holds a NDL , and is mechanically fastened or fully adhered.
The math
Built-up roofing (BUR): $4.50/sf installed, 12-yr lifespan. 60-mil TPO: $5.85/sf installed, 25-yr lifespan. Over : BUR costs $9.38/sf in lifecycle (two tear-offs + labor), TPO costs $5.85/sf. TPO wins on day one.
The spec
60-mil minimum thickness (not 45-mil). White reflective. Mechanically fastened for re-roof over existing, fully adhered for new construction. NDL from the manufacturer.
When not to use TPO
If the roof sees heavy foot traffic or mechanical equipment, go PVC or modified bitumen. TPO is great for warehouse, retail, office, and low-traffic flat roofs.
